The demand for workforce housing in our community is not being met by the private sector.  There are several private developers producing an estimated 1,000 homes each year that would fall under the category of workforce housing, priced below $160,000. 

CHI looks for opportunities to increase the housing stock for low-to-moderate income individuals and families.

CHI is EarthCraft® certified and addresses energy efficiency in the pre-build/design phase of each project. Building plans consider site conditions and window orientation to help lower heating bills in the wintertime and keep the home cool in  summer. Design plans also consider the type of HVAC unit, its location and duct layout to save costs as well.

CHI incorporates effective waste management plans to reduce landfill tipping fees, lower hauling & labor costs and help the environment. This is accomplished by    recycling building waste materials and transforming them into useful products such as mulch for erosion control, soil amendment, landscape material and road base..

Programs

Marietta Initiative for Neighborhood Transformation (MINT) is a Partnership   between the City of Marietta and CHI whereby, CHI purchases old and run-down housing units, rehabilitates or rebuilds them, and sells them to low-to-moderate income families for           homeownership.

Project Cobb (CHDO) involves the usage of HOME Program grant funds and private/public sector financing to acquire and rehabilitate    selected homes within defined geographical areas outside the city limits of Marietta.

Project Cherokee (CHDO)  involves the  usage of HOME Program grant funds and private/public sectors financing to acquire and rehabilitate selected homes within defined geographical area within Cherokee County.

Mitchell Chase Project is a partnership with the Cobb Chapter of the Greater Atlanta Home Builders Association to produce workforce   housing.  Mitchell Chase has received national recognition with its “Innovations in Workforce Housing” award.

2-10 Home Buyers Warranty (HBW) CHI is a certified HBW builder.  Homes built by Cobb Housing are covered for up to 10 years for    foundation and other structural elements and may include the builders’ optional 1-year workmanship and 2-year systems coverage.  HBW will correct qualified defects and make repairs covered under the warranty.
